Refurbished heating system for Residential Land HQ

PHD Mechanical has been awarded the contract to carry out responsive and planned maintenance of the boilers at 59-60 Grosvenor Street, the headquarters of Residential Land, prime Central London property specialists dealing in rentals, sales and acquisitions. 

The project involved a complete redesign of the plant room, retrofit and ongoing maintenance to maintain high performance throughout the building.

The challenge

Restricted space in the basement plant room at 59-60 Grosvenor Street had resulted in an insufficient maintenance area for the existing boilers. The challenge was to design and install a flexible and compact new heating system that would not only meet legislative requirements but would ensure that energy costs are reduced through improved thermal efficiency, working closely with the appointed consultant.

The solution

PHD Mechanical replaced the four ageing cast iron boilers with three compact, high efficiency Remeha Quinta Pro condensing boilers in cascade configuration. This neat and functional system achieved both objectives by solving the tight space constraints and raising the energy efficiency of the building. A new hydrovar pump was fitted to maximise energy and carbon savings by providing more accurate matching of the heat demand of the building whilst the addition of cyclone sidestream filtration units ensured optimum operation from the boilers through an effective, preventative water treatment strategy. Finally, the existing BMS was reconfigured to enable PHD Mechanical to monitor the heating system via the Internet for rapid, responsive future maintenance.
