Project: Installation and Maintenance for Prime Central London’s largest Landlord

Maintaining the standard of excellence at Forset Court

PHD Mechanical has been responsible for 24-hour maintenance support at one of London’s most prestigious residential properties, Forset Court, for the last five years.

Located on the Edgware Road in London’s vibrant West End, Forset Court offers 63 studio, one, two and three bedroom apartments for rent. Residential Land, the Landlord of the property and a specialist in prime Central London property, is active in maintaining the high building performance at Forset Court to ensure warm, comfortable surroundings for its tenants. 

Maintenance work by PHD Mechanical has entailed supporting high thermal efficiencies throughout Forset Court by upgrading the heating system with new efficient replacement boilers and installing new calorifiers for improved hot water generation. In addition, PHD Mechanical carries out regular drainage of the property using high pressure water jets to guarantee longevity of the drainage system and ensure its efficient operation.

The challenge

When the time came to replace the ageing calorifiers at Forset Court, PHD Mechanical were contracted to provide an energy-efficient solution to meet the high demand for hot water generation. The key requirement of the Landlord was to deliver effective, reliable hot water delivery throughout Forset Court with minimum disruption.

The solution

On our recommendation, the PHD Mechanical team replaced the two inefficient hot water cylinders with three HRS Hevac 1000 litre calorifiers. With the changeover successfully achieved in one day, any disturbance or discomfort to the tenants was successfully avoided. With the installation of a new heat sensitive pump set to complete the upgrade, the hot water supply now easily meet the needs of the inhabitants of Forset Court.
