Ensuring high building performance at Roland House

PHD Mechanical provides full time maintenance and installation services at Roland House, a luxurious residential property located on London’s Old Brompton Road. Owned by Residential Land, prime Central London’s largest Landlord, the property boasts 94 studio, one and two bedroom apartments complete with an on-site gymnasium and spa.

Maintenance work by PHD Mechanical includes carrying out regular drainage of the residence using high pressure water jets for optimal operation, and a full water hygiene control service for efficient, good quality water supply. As part of the maintenance programme, PHD Mechanical has installed new hot water cylinders and recommended adding Invertek variable frequency drives to improve the modulation of the pumps, which has resulted in improved building performance.

The challenge

When the ageing upward-firing hot water cylinders supplying hot water to the apartments, gym facilities and kitchens at Roland Court required replacing, PHD Mechanical recommended installing two AO Smith BFC Cyclone 111 downward-firing high efficiency cylinders for improved durability of the equipment and reliable hot water generation throughout the building. The project presented two key challenges: firstly, restricted access to the plant room and secondly, the requirement for minimal disturbance to the tenants.

The solution

The awkward access meant that the only means of delivering the cylinders into the basement plant room was from the exterior of the building. PHD Mechanical removed the building railing and cut a square in the brick wall through which the new cylinders were lowered and the failing cylinders removed. 

To avoid any disturbance or disruption to the residents, PHD Mechanical removed one cylinder at a time to ensure continuous hot water delivery. The changeover was successfully completed in just one day.
